WA’s Building Regulations 2012 (the Regulations) sets out the requirements for home-owners to have compliant smoke alarms installed:
- prior to the sale or transfer of ownership;
- where a dwelling is rented under a residential tenancy agreement or made available for such rental;
- and where a dwelling is made available for hire.

2 Kinds of Smoke Alarms
There are two kinds of smoke alarms which meet legislative requirements: ionisation and photoelectric.
The WA Department of Fire & Emergency Services highly recommends Photoelectrical smoke alarms as this technology is more sensitive to detecting smouldering fires. As modern furniture and fittings are largely synthetic and tend to smoulder first, photoelectrical alarm sensors will often detect fires faster.
